CR-BPS recently completed a life cycle cost analysis of a new structure by analyzing maintenance costs in two ways. Our first analysis determined the cost of “pay-as-needed” maintenance, meaning on-going maintenance costs are always included in the budget. Our second analysis determined the effects of continually underfunding building maintenance (.5% of the Current Replacement Value/CRV), meaning limited maintenance costs are included in the budget. We compared the two funding scenarios using a 40-year building life cycle, and found a savings of nearly 50%, by following the “pay-as-needed” scenario. What sounds better… A $26 million-dollar investment or a $40 million-dollar investment over 40 years for the same structure?
